Investment Associate – Real Estate Private Equity

Location: Houston, TX (On-Site)

The Opportunity

We are seeking a highly motivated Investment Associate to join our team. This individual will play a critical role in investment analysis, presentation-creation and investor relations. Critical responsibilities will be building/upgrading investment decks and models to help with fund-level analysis, directly interfacing with leadership to evaluate new strategies, and working with the broader team across asset management, originations, investor relations, etc. The position is ideal for candidates with a strong analytical foundation from investment banking, coupled with an interest in real estate private equity and fund strategy.

Key Responsibilities

• Deal-Level Analysis
• Create investment packages for investment committee
• Build out detailed models for closed investments (60+ per fund) based on actual deal terms.
• Fund Modeling & Strategy
• Enhance and improve Marble’s flagship fund model as the platform grows.
• Build new models to evaluate emerging strategies and proof-of-concept initiatives.
• Sensitize models for potential large investors with tailored economic terms.
• Support projections and modeling for an open-ended fund structure.
• Portfolio & Reporting Support
• Collaborate with the reporting team on sensitivity analyses and portfolio-wide scenario modeling.
• Investor Materials
• Work with capital formation and investor relation teams to create investor reporting and analyses
• Prepare investment packages and presentations independently or with the team for internal and external stakeholders.
• Process Improvement
• Partner with the investment team to improve efficiency and standardization of fund-level and deal-level models.

Qualifications

• Experience: 2–3 years of investment banking or deep understanding of modeling private equity investments . Real estate finance experience is helpful.
• Technical Skills: Advanced Excel modeling skills required; proficiency in PowerPoint for building investment packages and decks.
• Analytical Strength: Strong understanding of financial statements, capital structures, and valuation methodologies, with detailed knowledge of fund structures and how different terms impact returns to both LPs and GPs.
• Communication: Ability to synthesize complex analyses into clear, concise materials for both internal stakeholders and external investors.
• Team-Oriented: Flexible, resourceful, and excited to work closely with a growing investment platform.
