COMPANY OVERVIEW

Fast growing Charleston based real estate investment firm led by its founders, who have acquired and developed more than $1 billion in assets and have 40+ years of combined experience in the real estate industry. Ideal candidate is energetic and team oriented - a self-starter who wants play a key role in building a successful company. We are seeking a finance professional to contribute to underwriting, financial strategy, and reporting across the firm’s portfolio. This role will work closely with the Managing Partners on investment decisions, capital structuring, and stakeholder communications.

Position Title: Senior Associate– Finance

Location: Charleston, SC

Key Outcomes in year 1

1. Underwriting Excellence – Build and maintain advanced financial models for acquisitions, developments, and recapitalizations; consistently deliver accurate downside scenarios and sensitivity analyses.
2. Capital Markets Execution – Support debt and equity raising efforts; contribute to structuring JV waterfalls, term sheet negotiations, and investor presentations, resulting in at least two successful closings per year.
3. Portfolio Oversight – Track project and portfolio performance against underwriting and budgets; prepare reporting for JV partners, lenders, and investors with zero material errors.
4. AI / Tech Integration – Implement at least one AI- or automation-driven improvement in underwriting or reporting processes within 12 months (e.g., OM summarization, rent roll cleanup, sensitivity dashboards).
5. Charleston / Market Commitment – Be fully operational in Charleston or the Southeast market footprint, with demonstrated market knowledge and broker/lender relationship development in-region within six months.

Priorities and Competencies (for GRP)

• Underwriting Depth & Analytical Skills – Expert-level Excel, IRR/DCF modeling, JV waterfall structuring, downside scenario planning.
• Capital Markets & Negotiation – Direct experience in debt/equity structuring, JV agreements, and IC-level presentations.
• Curiosity & Drive – Intellectual energy, initiative, and proactive problem-solving. Actively seeks ways to improve processes.
• AI/Tech-Forward Mindset – Comfortable testing and adopting AI or automation tools to streamline analysis and reporting.
• Communication – Can distill a 70-page OM into a 1-page investment memo; clear, concise, and persuasive in writing and speech.
• Execution Under Pressure – Manages multiple deals and deadlines while maintaining accuracy and quality.
• Local Market Readiness – Willingness and speed to operate from Charleston and immerse in Southeast multifamily/BTR markets.
